Ø Purpose of Position

 

  • The job incumbent is responsible for providing Planning, Scheduling, Project Controls, and Billing / Cost Monitoring services for Highrise Building Projects under Project Management Consultancy (PMC) scope.
  • Responsible for development, monitoring, and reporting of project schedules, progress, quantities, and billing status.
  • Acts as a key support function to the Project Manager in time, cost, billing certification, and change management.
  • Coordinates with Client, contractors, consultants, and PMC teams to ensure timely progress reporting, accurate billing, and cost control.
  • Carries out tasks independently while supporting PMC leadership in achieving time and cost objectives of the project.

  • Major Responsibilities

 

  • Develop, review, and maintain baseline project schedules, master programs, and milestone charts for Highrise Building Projects.
  • Review and recommend approval of contractor construction schedules, recovery programs, and look-ahead plans.
  • Monitor project progress against approved schedules and prepare weekly and monthly progress reports.
  • Conduct critical path analysis, delay analysis, and EOT support.
  • Coordinate with site teams for accurate progress measurement and quantity verification.
  • Review, certify, and recommend Running Account (RA) bills, final bills, and reconciliation statements.
  • Verify contractor quantities with respect to approved drawings, BOQs, and measurement records.
  • Monitor project cash flow, cost trends, and billing status and highlight deviations.
  • Assist Project Manager in variation evaluation, change management, and claims review.
  • Prepare and maintain planning dashboards, S-curves, histograms, and cost reports.
  • Coordinate billing and planning inputs for client reports and project review meetings.
  • Support handover, final account closure, and documentation related to billing and planning.

Ø Roles & Responsibilities for HSE

  • Must comply with the PMC / Company Cardinal Safety Rules in all situations.                                                                                     
  • Ensure planning and billing activities are aligned with safe construction sequencing and site safety requirements.
  • Consider HSE constraints while preparing construction schedules and recovery plans.
  • Coordinate with site teams to ensure billing is aligned with approved and safe work execution.
  • Take care of own health and safety as well as that of colleagues during site and office activities.
  • Report any unsafe acts or conditions observed during site visits or progress assessments.
  • Promote continuous improvement in HSE practices linked to planning and execution.

  • Accuracy and timeliness of project schedules, progress reports, and billing certifications.
  • Timely preparation and submission of RA bills, cost reports, and planning updates.
  • Effective identification and reporting of schedule delays, cost overruns, and risks.
  • Quality of quantity verification, billing recommendations, and final account closure.
  • Support to Project Manager in achieving project milestones within approved budgets.
  • Compliance with PMC systems, procedures, and contractual requirements.
  • Effective coordination with contractors, consultants, and internal PMC teams.

  • Qualification and Experience

General:

  • Graduate Engineer BE/ B.Tech (Civil) with min.8 years of relevant experience in Highrise Building Project.
  • Minimum 6–8 years of experience in Planning & Billing / Project Controls for Highrise Building Projects.
  • Prior experience in Project Management Consultancy (PMC) role is mandatory.
  • Experience in managing large-scale residential high-rise projects preferred

 

Technical:

  •  Strong knowledge of project planning and billing processes in PMC environment
  • Hands-on experience with Primavera P6 / MS Project and billing systems.
  • Good understanding of BOQs, measurements, rate analysis, and contract conditions.
  • Experience in EOT, variation evaluation, claims support, and cost reporting is desirable.
