Job Title: Project Manager – Highrise Building
Entity: Bureau Veritas India Pvt Ltd (BVIL)
Location: Bangalore
Reports to (job): Manager – B&I – Bangalore
Ø Purpose of Position
- The job incumbent is responsible for providing Project Management Consultancy (PMC) services for Highrise Building Projects (Residential).
- Responsible for planning, coordination, monitoring, and control of project activities executed by contractors and vendors on behalf of the Client.
- Acts as the Client’s representative to ensure the project is delivered in compliance with approved designs, specifications, timelines, budgets, statutory requirements, and quality standards.
- Leads and coordinates multidisciplinary consultant teams, contractors, and stakeholders while maintaining professional independence and neutrality.
- Carries out tasks independently, leading the PMC site team, managing multiple interfaces, and reporting progress and risks to the Client.
- Major Responsibilities
- Provide end-to-end PMC services for Highrise Building Projects from concept to handover.
- Review and monitor master project schedules, milestones, and critical paths submitted by contractors.
- Coordinate and manage Civil, Structural, MEP, Façade, Finishing, and External Development works.
- Review, comment, and recommend approval of design drawings, shop drawings, method statements, and material submittals.
- Monitor contractor compliance with approved drawings, technical specifications, and relevant codes (NBC, IS Codes, local development authority by-laws, fire & safety norms).
- Implement and oversee Quality Assurance & Quality Control (QA/QC) systems and site inspection regimes.
- Monitor contractor compliance with HSE policies, safety plans, and statutory safety regulations.
- Review, certify, and recommend running account (RA) bills, final bills, and variation proposals.
- Monitor project costs, cash flow, and change management, and advise the Client on potential impacts.
- Conduct regular site review meetings, progress meetings, and coordination meetings; issue MOMs and action trackers.
- Identify project risks, delays, and non-conformities, and propose corrective and preventive actions.
- Coordinate with statutory authorities, third-party inspection agencies, and testing laboratories as required.
- Monitor testing, commissioning, snagging, defect liability, and handover activities.
- Prepare and submit periodic progress reports (daily / weekly / monthly) to the Client.
Ø Roles & Responsibilities for HSE
- Must comply with the PMC / Company Cardinal Safety Rules in all situations.
- Ensure compliance with Client, PMC, and statutory HSE requirements, including policies, procedures, guidelines, and applicable local legal regulations.
- Act as the Client’s representative to monitor contractor compliance with approved HSE plans, risk assessments, and method statements.
- Ensure implementation of site-specific HSE plans for Highrise construction activities.
- Review and monitor contractor safety performance, toolbox talks, training programs, and safety audits.
- Ensure immediate reporting, investigation, and corrective action for any HSE incident, near miss, unsafe act, or unsafe condition.
- Coordinate with Client, contractors, and statutory authorities on HSE inspections and compliance.
- Take care of own health and safety as well as that of colleagues, site staff, and others associated with the project.
- Share opportunities and recommendations for continuous improvement in HSE practices with the PMC team and Line Managers.
- Criteria for Performance Evaluation (KPIs)
- On-time completion of project milestones as per approved baseline schedules.
- Effective client relationship management, retention, and satisfaction.
- Compliance with PMC internal systems, procedures, and external statutory guidelines.
- Quality of project monitoring, reporting, and documentation without major client observations.
- Effective coordination and control of contractors, consultants, and stakeholders.
- Adherence to quality, safety, and contractual requirements with minimal non-conformities.
- Timely identification and mitigation of project risks and delays.
- Achievement of HSE performance targets with zero fatal accidents and reduced incidents.
- Preparation and submission of technical reports, progress reports, and recommendations without major client complaints.
- Compliance with Group / Company HSE and ethical guidelines.
- Qualification and Experience
General:
- Graduate Engineer BE/ B.Tech (Civil) with min.15 years of relevant experience in Highrise Building Project.
- Prior experience in Project Management Consultancy (PMC) role is mandatory.
- Experience in managing large-scale residential high-rise projects preferred
Technical:
- Knowledge in PMC Project Manager works are desirable.
- Skills & Qualities:
- Good communication skills verbal, writing and presentation.
- Strong expertise in PMC delivery for Highrise Building Projects.
- Thorough understanding of construction sequencing, MEP coordination, and interface management.
- Strong communication, reporting, and stakeholder management skills.
- Ability to manage multiple contractors while maintaining consultancy ethics and independence.
- Proficient in project planning, risk management, and cost control from a PMC perspective.
