- Academic Background: Bachelor’s or Master’s Degree in Electrical, Mechanical, or Civil Engineering. A strong understanding of MEP systems is mandatory.
- Professional Experience: Minimum 8–10 years of experience in construction management, with at least 5 years specifically leading Data Center projects or high-tech industrial facilities.
- Certifications: Mandatory PMP (Project Management Professional) or PRINCE2. Certifications from Uptime Institute (ATD/ATS) or CDCP (Certified Data Centre Professional) are highly preferred.
- Technical Knowledge: Deep understanding of Mission-Critical Power (HV/MV, UPS, STS), Precision Cooling (Chiller/CRAH), and Fire Suppression Systems. Familiarity with BIM and LEED standards.
- Leadership & Soft Skills: Strong stakeholder management skills to deal with global tech clients, government authorities, and specialist subcontractors.
- Language: Native or professional fluency in English (written and verbal) is essential for reporting to international investors and operators.
- Lead the project from site mobilization through to Ready for Service (RFS) and final handover.
- Ensure the project complies with Uptime Institute Tier III/IV design documents and local building codes.
- Act as the primary point of contact for the client, consultants, and local utility providers (e.g., for power grid connection).
- Oversee contract administration, ensuring all parties adhere to the scope of work and service level agreements (SLAs).
- Work closely with the Planning & Control team to ensure the project stays within budget (CAPEX) and meets all critical milestones.
- Approve major procurement strategies, especially for Long-Lead Equipment (LLE) like Transformers and Generators.
- Drive the Commissioning Management process, ensuring all systems pass through Levels 1 to 5 (L1–L5) including the Integrated Systems Test (IST).
- Enforce a "Zero Defect" policy for critical infrastructure to prevent future operational downtime.
- Implement a robust Risk Mitigation Plan to handle technical, financial, and environmental risks unique to data centers.
- Champion a high-standard Environment, Health, and Safety (EHS) culture on-site, as required by global technology standards.
- Evaluate and authorize Variation Orders (VO), ensuring that any changes in rack density or power requirements are technically feasible and financially accounted for.
