I. Job Qualifications
  • Academic Background: Bachelor’s Degree in Engineering (Civil, Electrical, or Mechanical) or Construction Management. An M&E background is highly valued due to the technical nature of data centers.
  • Professional Experience: Minimum of 3–5 years of experience in project planning and scheduling, specifically within Mission-Critical infrastructure (Data Centers, Power Plants, or Semiconductor Labs).
  • Software Proficiency:
    • Expert level in Oracle Primavera P6 or Microsoft Project.
    • Advanced MS Excel skills for complex data modeling and dashboarding.
    • Knowledge of BIM 4D (e.g., Navisworks) for visual schedule integration.
  • Technical Knowledge: Solid understanding of Data Center Commissioning Levels (L1 to L5) and Uptime Institute Tier Standards.
  • Methodological Expertise: Strong mastery of Critical Path Method (CPM)Earned Value Management (EVM), and Productivity Analysis.
  • Certifications: Professional certification such as PMP (Project Management Professional) or PSP (Planning & Scheduling Professional) is a plus.
 

 
II. Job Responsibilities
1. Integrated Schedule Development
  • Create and maintain the Integrated Master Schedule (IMS) covering Civil, Structural, Architectural (CSA), and intensive Mechanical & Electrical (MEP) works.
  • Develop a Cost-Loaded Schedule to align physical milestones with financial forecasting and cash flow management.
2. Progress Monitoring & Earned Value Management
  • Perform regular site inspections to verify physical progress and ensure the accuracy of the Schedule Performance Index (SPI) and Cost Performance Index (CPI).
  • Track "Value of Work Done" (VOWD) to validate subcontractor payment applications.
3. Critical Path & Long-Lead Equipment (LLE) Management
  • Closely monitor the procurement, manufacturing, and delivery timelines for critical assets (e.g., Chillers, UPS, Transformers, and Gensets) to prevent site bottlenecks.
  • Identify and manage the Critical Path to ensure the Ready for Service (RFS) date is met.
4. Delay Analysis & Mitigation Planning
  • Perform Time Impact Analysis (TIA) for any Design Variations or Site Instructions to assess their effect on the project completion date.
  • Design Recovery Schedules or acceleration plans (crashing/fast-tracking) if the project deviates from the baseline.
5. Stakeholder Reporting & Risk Control
  • Produce high-quality Weekly and Monthly Executive Dashboards for global tech clients and internal management.
  • Maintain a Schedule Risk Register and provide early warnings on potential delays related to power grid connection or local authority approvals.
