SUMMARY:  Describes the job's primary purpose or contribution to the department/organization.

 

Oversees daily sales activity, meets with major clients, draws up sales reports, designs new and more effective sales strategies, and works to market and promote company products and services. Achieves sales objectives by establishing a strategy within assigned accounts and assigned markets, implementing the plan and establishing deep, long-term relationships within client's organization.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other job-related duties may be assigned in conformance with state and federal regulations.

 

Core:

  1. Establishes objectives within the market by identifying key organizations and researching and analyzing these organizations; understands current and future market trends for key organizations.
  2. One of the key position objectives is to identify and qualify potential clients that fit BV’s ideal client profile with the goal of setting up client meetings to propose engagements with BV.
  3. Follow up and close leads established in conjunction with the Executive Vice President of Sales.
  4. Establishes objectives by forecasting and developing sales plan for assigned territories and projecting expected sales volume.
  5. Develops relationships with targeted clients by facilitating introductions, building rapport through additional contact, arranging /attending business events, and participating in industry functions.
  6. Establishes market by identifying, penetrating and developing long term relationships with key organizations or agencies managing asset portfolio. This position involved sales targeting, prospecting, proposing, upselling, and closing new business.
  7. Services targeted clients by conducting sales calls to establish an understanding of the account’s business strategies and organizational structure, as well as to position BV’s capabilities.
  8. Customizes BV services for clients by adjusting and focusing the sales efforts to targeted client’s business needs.
  9. Increases BV's business by developing broad, deep, long-term relationships within the client’s organization.
  10. Responds to client Requests for Information, Quotations, and Proposals while meeting strict deadlines.
  11. Acts as client representative within BV to identify and direct investigation of problems, develop solutions, and ensure projects are delivered as requested by client.
  12. May be required to indirectly or directly supervises employees within the sales team. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees, planning, assigning, and directing work.
  13. Represents BV at local and national industry-specific conferences.
  14. Candidates must be able to cross sell services from other business lines.  
  15. Inputs opportunities accurately and on a timely basis.
  16. Keeps management informed by working within Salesforce and communicating with management on a weekly/monthly basis about activities/progress within the assigned region.
  17. Devises new and innovative ways to market products and services.
  18. Compiles and submits information on specific client transactions for preparation of proposals, statements of qualification, etc
  19. Monitors competition by gathering current marketplace information on pricing, products, market trends, etc.
  20. Enhances professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies.
  21. Protects operations by keeping company information confidential.
  22. Delivers outstanding customer service through timely response and proactive solutions to clients’ needs.
  23. Demonstrates BV’s guiding principles in support of the company's strategic goals.
  24. Follows all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of BV's quality standards and strategic initiatives.
  25. Maintains safe and clean work area by complying with all procedures, rules, and regulations.
  26. Must be able to meet the physical demands of the job.

 

Division/Role Specific:

 

 

Transactional:

  1. Experience on a national scale for clients in the commercial real estate sector.  This position will be focused on expanding our presence nationally through sales targeting, prospecting, proposing and closing new business.
  2. Travel by Plane, Motor Vehicle, Train (up to 25% of workweek) to client sites across the U.S. 

 

SUPERVISORY RESPONSIBILITIES:

May indirectly or directly supervise employees within the team. May be asked to carry out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities could include training employees, planning, assigning, and directing work.

 

QUALIFICATIONS:  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience: Bachelor's degree (B.A. or B.S.) from four-year college or university in related field; minimum of two years of related experience. In lieu of degree, five years of related experience and/or training, or equivalent combination of education and experience. Demonstrate an ability to sell business to business services. 

 

Certificates, Licenses, Registrations:

  1. Valid driver's license required with no significant motor vehicle record (MVR) points/violations (clean driving record).
  2. Personal credit sufficient to charge business travel expenses of up to $3,000 required.

 

Language Ability: Ability to write reports, business correspondence, and standard operating procedures. Ability to effectively present information and respond to questions from clients, peers, and technical field staff.

 

Reasoning Ability:  Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of instructions and deal with several abstract and concrete variables. 

 

Technology Skills:  To perform this job successfully, an individual must be proficient in operating a computer, having knowledge of word processing software, spreadsheet software, and project management software.

While performing the office/offsite duties of this job:

While performing the onsite/field duties, the employee is required to:

  • Walk (material part of an 8-hour workday, up to 3 to 4 continuous hours at one time.)

Base salary range: $110,000-$120,000
